Hyderabad's Infra And Its Impact on Its Real Estate Market
Hyderabad’s real estate market has moved towards an enhanced phase today compared to a couple of years back. The abundance of its commercial market is finally taking off on the residential demand such as luxury apartments in Hyderabad. Sales and prices in the residential segment have improved. Though residential prices are not jumping like in the commercial or land segments but increasing regularly. This improvement over the past years or so is fickle at best. The last few months, in particular, have not been big for sales or prices in general across projects.

Hyderabad’s residential market has always been cost-effective compared to other metro cities in India. An interesting fact of the Indian real estate market is that prices have increased heavily since 2008. This is true for all metros but not for Hyderabad. Indications are that Hyderabad may continue to remain with its affordable tag for some more time. People are looking to buy villas for sale in Hyderabad due to low cost and better facilities.
In most metros, the prime residential spaces always hog most of the infrastructure developments. In Hyderabad, the Outer Ring Road (ORR) has been a great leveler. The ORR has assured that all property adjoining its approx. 160 km radius became prime property. Before the ORR was functional, the prime property was limited only to the main roads of the city. Every project today in any part of the city showcases their distance or access to the ORR. Prices near this road range from a few lacs to a few single digit crores to double-digit crores, per acre, as we move from east to west. Even if you choose to stay in North or East or South and work in the West it is a hassle-free commute due to the ORR. You can find many 2bhk flats for sale in Hyderabad near ORR.

What composes the city’s infrastructure? At the basic level, this will include power, water, roads, connectivity in terms of airport/roads, drainage, cleanliness, etc. Hyderabad's Infra And Its Impact on Its Real Estate Market Talking about the first two points i.e. power and water, Hyderabad’s situation is moderate to bad. This city has been changed from a power excess city in the pre-2006 era, to the 2014 situation of multiple hours of power cuts. The electricity situation had developed in the past few years but again seems to be going haywire. The water situation has also become bad to worse over the past few years. This is the result of a lack of planning and vision for this city over the past few years. Property consultants in Hyderabad are well aware about these shortcomings.
facility
Hyderabad has a great airport, which is being used by a small number of its population. Railway station connectivity is not good for residents of West Hyderabad. The city’s drains & cleanliness leaves a lot to be craved for. Some parts of the city are still relying on infra created in the pre-independence era.
Overall the city infra displays brilliance in terms of the ORR & airport otherwise it is not up to the mark. For the majority of the city’s population, not good infrastructure is the reality of today’s situation. What the city needs is a better & quicker actionable plan for improving its basic infrastructure. Roads, power, water, drains, cleanliness, etc. are basic needs. Without these challenges being effectively and permanently settled, the city can't have a good infra.
